Zoning Map Amendment (Rezoning)

A request to amend the Unified Development Ordinance's (UDO's) Zoning Map to change a subject property from one zoning designation to another.

This can be requested by an individual property owner or a developer.

Major Subdivision Preliminary PlatA request to subdivide a subject property to create additional lots for development.


Special Use PermitA request to develop a subject property with a particular land use that requires an additional layer of review by the appropriate jurisdiction's Board of Adjustment.


Project Status Key

Project StatusExplanation
ProposedAn application has been submitted by a property owner or developer to request their property be rezoned for planned future development.

For rezoning requests, this means that an applicant and/or property owner is requesting a change in the zoning designation of his/her property in order to develop the land under a different set of standards.

For Special Use Permits, this means that an applicant and/or property owner is requesting a land use that the Unified Development Ordinance (UDO) requires an additional layer of scrutiny before it can be approved.

For preliminary plats, this means that an applicant and/or property owner is seeking to subdivide their property in a manner that must comply with the zoning standards and specifications currently in place.  
Under ReviewThe application has been received and is under consideration by either the Department of Community Development staff or the appropriate jurisdiction's governing board.

This is primarily for preliminary plats within the City of Sanford's jurisdiction, including ETJ.
ApprovedThe application has been approved and the project may move forward with the next steps in the development process.

For rezoning requests, this means the applicant can move forward with development permitted under their new zoning designation, but will still need to obtain one or more of the following:
  •  site plan approval, 
  • preliminary plat approval,
  • construction drawing approval, 
  • building permits.
For preliminary plats, this means that the property owner/subdivider may move forward with their subdivision, but will still need to obtain construction drawing approval, complete all required site improvements, and record a final plat.

For Special Use Permits, this means the proposed land use can move forward to the next step in the development process.
DeniedThe application has been denied and the project cannot move forward, or the application must be substantially modified.

For rezoning requests, this means the subject property's current zoning designation will remain unchanged.

For preliminary plats, this means the subdivision cannot move forward until the subdivider's proposed preliminary plat meets all the technical standards associated with the subject property's current zoning designation.

For Special Use Permits, this means the proposed land use cannot move forward.
WithdrawnThe application has been withdrawn and the project will not be moving forward.
