Property Information (Property Lines & Easements)
Lee County GIS/Strategic Services provides residents with a wealth of information about their community in general, and their property in particular. Lee County's Interactive GIS Map can be used to find property owner information, tax appraisal data, infrastructure availability, jurisdiction information, environmental information, and links to recorded deeds and plats. Through a property's deeds and plat, one can find a wide range of information about property, including the area (square footage or acreage), dimensions, and the location of any easements.
Locating Property Lines
Knowing the location of one's property lines is always a good idea, but it's especially important when constructing a new home, building an addition, a new deck, installing a pool, or doing any other project in which setbacks apply. These construction projects require an accurate site plan, which requires knowledge of the location of property lines. For newer developments, property lines are typically marked with iron stakes or rebar at each corner. For older properties, a property owner may need to secure the services of a licensed surveyor to locate the property corners.
Easements
An easement grants another person or entity the right to access your property for a specific purpose. If you're a current or prospective property owner of a parcel in Lee County, it's important to know if there are any easements on your property--and where they're located. Easements should remain unobstructed by permanent structures, fences, or pools.
You can search for your property using Lee County's Interactive GIS Map, access your property's deed and plat, and verify if there are any recorded easements on your land.
Common Types of Easements:
○ Public Utility Easement - intended to preserve access to existing public infrastructure (sewer, water, etc.) so that the
appropriate local government can perform maintenance, repairs, or upgrades as needed.
○ Private Access & Utility Easements - typically associated with small subdivisions in Lee County wherein a few lots are
created without frontage along a public road, and therefore need legal access and means to be served by utilities like water
service lines, internet cables, and others.
○ Private Drainage Easements - typically associated with larger subdivisions for the purposes of preserving an area for
stormwater runoff.
