Pre-Application Meetings
For design professions who intend to propose a new development or a redevelopment of an existing site within the City of Sanford, a pre-application meeting is an option made available to allow developers to familiarize themselves with the review, rezoning, and development permitting processes of Sanford.
Guidelines for Pre-Application Meetings
○ Pre-Application meetings are typically held on the 1st, 2nd, or 3rd Thursdays of each month.
○ Pre-Application meetings are typically scheduled one to two weeks in advance to allow staff time to prepare and research the proposed submittal.
○ Generally, pre-application meetings should take no more than 30-45 minutes.
○ Pre-Application meetings are held virtually.

Pre-Application Meeting Discussion
Please be prepared to discuss the following topics during the pre-application meeting.
For residential major subdivisions:
○ site plan / phasing plan
○ rezoning process (if required)
○ annexation process (if required)
○ Comprehensive Plan consistency
○ building and/or lot layout
○ internal roadway network
○ street cross-sections
○ landscaping buffers
○ utility plans
For commercial or industrial projects:
○ site plan
○ proposed land use
○ rezoning process (if required)
○ annexation process (if required)
○ Comprehensive Plan consistency (if applicable)
○ utility plans
○ parking requirements
○ landscaping buffers / requirements
○ architectural elevations
