The City of Sanford has received an Annexation Petition for the property described below. When/if thesubject property is annexed into the corporate City limits, the Sanford City Council must assign azoning district to the land within 60 days of the effective date of annexation (the zoning does notautomatically stay the same). Therefore, the following application for a Zoning Map Amendment/Rezoning has also been submitted to the City of Sanford for review by the PlanningBoard and the City Council so that when/if the property is annexed, the applicant may move forwardwith the request to assign a zoning district to the land in a timely manner. The applicant wouldlike to have the land annexed into the corporate City limits so that City services (public sewer,etc.) may be utilized in developing the site. The applicant has requested to keep the currentzoning of Planned Unit Development (PUD) as previously assigned by Lee County in 2013.1. REZONING REQUEST: Request to rezone a vacant 153 + acre tract of land with frontage on CottenRoad, Cumnock Road, and Zimmerman Road for the purpose of marketing/developing a Planned UnitDevelopment (PUD) with the land uses and density illustrated on the attached plan (see Example ofAcreage Allocation). The subject property is owned by Village of Cumnock, LLC, zoned Planned UnitDevelopment (PUD), and is identified as Lee County Tax Parcel 9635-04-5989-00. The applicant hasrequested to keep the current zoning of Planned Unit Development (PUD) as previously assigned byLee County in 2013.The purpose of this letter is to notify you regarding an informal public information meetingscheduled for Thursday, August 27, 2020 from 6:00 PM to 7:00 PM Wicker Conference & Civic Center at1801 Nash Street in Sanford, NC. The purpose of this informational meeting is to provide you anopportunity to meet with the applicant and staff regarding the rezoning application. (This willnot be a public hearing.)At the meeting, Planning staff will explain the review process and the applicant’srepresentative(s) will be available to answer your questions. The purpose of this meeting is toallow for an informal discussion of the rezoning petition by all interested parties prior to thepublic hearing, which is scheduled for September 15, 2020. Upon request, with 24-hour notice,staff will provide an interpreter for the hearing-impaired, or any other needed type of auxiliaryaid.The rezoning application is on file in the Sanford/Lee County Zoning & Design Review Departmentlocated at 115 Chatham Street, Sanford, NC and will be posted on the City of Sanford website.
